SMSF BORROWING

The lending criteria and borrowing process are more complicated than applying for a home loan. Hive have specialised training and experience in SMSF lending as well as access to the majority of Australian SMSF lenders.

  • SMSF lending is usually to a maximum of 80% of the property value.
  • The SMSF must have enough to pay a min 20% plus the purchase costs  (stamp duty, legal fees, loan costs, SMSF setup cost, ect.).
  • In addition to this, some advisors and lenders will require some cash to be retained in the fund.
  • The lender will access if the SMSF can afford the loan by taking in to consideration all the income the fund will receive.  This will include the proposed properties rental income, the members SGC contributions, any amounts being salary sacrificed and any investment income the SMSF will be receiving.
  • Lenders have specific loans for SMSF.  They have higher interest rates and fees than regular investment loans.
